What "Setup" Includes

Setup means we build your entire community portal from the ground up — branded with your community name, colors, and information. We add your board members, rules, documents, meeting info, gate instructions, utilities, and more. You review it, approve it, and it goes live. Setup takes 48 hours or less. After that you're in control.

What "Self-Manage" Means

Your board gets a simple admin panel — a private login page where you can update anything on the site without any tech knowledge. Add a newsletter, post a flyer, update meeting info, change board members, track project status. It's designed for volunteer boards — if you can send an email, you can manage the site. Frequently asked

Can I switch from Build & Own to a monthly plan later?
Yes. If you start with Build & Own and later want ongoing support or new features, you can upgrade to any monthly plan. Your existing portal carries over — no rebuilding needed.
What happens if I cancel a monthly plan?
You keep your portal files. We'll provide you a copy of everything so your community information isn't lost. You'd need to host it yourself after cancellation — just like the Build & Own plan.
Does the board need any tech experience to manage the site?
None at all. The admin panel is designed for volunteer board members — not developers. If you can type into a form and click Save, you can manage the entire site. No coding, no uploading files, no tech headaches.
How does the 48-hour setup work?
After you sign up, we send you a short intake form asking for your community name, board member info, documents, rules, and any other content. Once you return that, we build and launch your portal within 48 hours. You review it and we make any adjustments before going fully live.
Is the Build & Own plan really free forever after the one-time fee?
Yes. You own the files and host them on a free Netlify account. There are no monthly fees from Nestruly. The only potential cost is if you want a custom domain name (about $15/year from any domain registrar) — but even that is optional.
Can we add features to the Build & Own plan over time?
Additional features can be added for a one-time fee per feature, or you can upgrade to a monthly plan to get everything included. We'll always be upfront about what that costs before doing any work.
What's the difference between a subdomain and a custom domain?
Subdomain (included in most plans): yourHOA.nestruly.com — free, works great, looks professional. Custom domain (Premium plan): yourHOA.com — your own unique web address that you own. Both work the same way for residents — it's mainly a branding preference.
Do you work with HOAs outside of Florida?
Yes. While our homeowner rights pages are currently built around Florida §720, we can customize the legal summary for any state. The rest of the portal works for any HOA community anywhere in the US.
